Standard Life Investments sees property bounce

Investment in property may be heading for a comeback with pension fund managers, according to Standard Life Investments.

SLI says the weighting of property in UK pension funds has fallen from above 14 per cent in the 1970s to around 4 per cent today.

But it predicts this may turn round, given the poor performance of equities recently and the good long-term yield and capital appreciation available through property investments.

SLI says property now offers diversity and stability to pension funds, and it believes institutional fund managers are going to start taking advantage of this with the continuing uncertainty of stockmarkets.

SLI says property is generally more suitable for institutional rather than retail invest- ors because it is a long term investment and many individuals are looking for rapid appreciation of their capital.

Head of property research Andrew Jackson says: “The outlook for property over the next couple of years looks encouraging, with limited supply of space available or in the construction pipeline and a benign environment for economic growth. However, i the short term it is possible that equities may make up some of the ground lost to property over the last few years.”
