Peace and quiet tops the list for househunters

Peace and quiet is the most important consideration for one in five prospective homebuyers, according to research for Alliance & Leicester&#39s quarterly movingimproving index.

A&L says its latest findings shatter the assumption that homebuying habits are normally driven by house price trends and trying to find the next up and coming area to make a fortune.

It says only 3 per cent of respondents rated house price movements as their main reason for moving while 17 per cent move to be nearer to friends or family and 16 per cent move to be nearer to good schools and universities.

A&L says the fourth most important consideration for 11 per cent of respondents when choosing where to buy was a low crime rate.

It says this was especially the case for younger homebuyers in their 20s, with 13 per cent putting this as the most important issue.

Women were most concerned about the standard of education facilities – 19 per cent rating this as most important compared to 14 per cent of men. The research was carried out between March and April with a representative sample of 4,000 UK adults by RSGB Omnibus.

Head of mortgages Paul Cooper says: “For many people, it seems that going home is all about being able to relax in a peaceful environment. These findings highlight the fact that the majority of homebuyers are not motivated by financial gain but by the quality of the local environment with factors such as schools and crime levels playing an important role in the homebuying process.”
