Flexishare Three-Year Stepped Fixed Rate

Type: Combination of a stepped fixed-rate conventional mortgage for up to 80 per cent of valuation, a lower fixed rate residential ownership loan for 15-35% of valuation and a shared ownership element of 15-35% on any increase in property value

Fixed term: Three years on conventional mortgage element, lifetime of loan on fixed-rate residential ownership element

Fixed rate: Conventional mortgage element – 5.99% in year one, 6.99% in year two, 7.24% in year three, residential ownership loan 2.99%

Minimum loan: 30,000

Maximum loan: Up to 95% of valuation subject to a maximum of 400,000

Income multiples: Based on affordability

Conditions: Overpayments up to 1,000 in any 12 months on conventional mortgage element, one overpayment of at least 500 a year on other elements combined

Arrangement fee: 549

Redemption fee: 6% in year one, 5% in year two, 4% in year three, thereafter one months notice or one months payment, 100 for overpayments above permitted limit
